Recently RealSpace 3D has been working on some fun projects with clients a little outside our comfort zone.  As much as I love rendering houses and commercial buildings it is nice to have more obscure projects to spice up each day.  I originally got into 3D rendering because it combined my passion for art with my aptitude for computers.  I never set out with the intention to focus on architectural rendering; however, in recent years it has become my main focus.  That being said, every once and a while I find it extremely exciting to work on projects a little outside of the box, exploring more creative applications of our product rendering services.

The data is in, albeit a small sample. Areas of Metro Vancouver saw an immediate effect from the implementation of the foreign buyers tax. According to the Vancouver Sun, August 2016 detached house sales decreased by up to 86% compared to August 2015 sales. It is too early to tell whether the tax has fully dissuaded offshore real estate investors from investing in this market, but it will become increasingly more difficult for realtors to sell property following the status quo. With a record number of licensed realtors now working in BC and the potential for a price correction in the market, new and unique methods will have to be adopted in order to sell homes.

We have all heard the old adage “measure twice, cut once”.  However, this mentality stretches beyond simple measurements of a piece of lumber, no stone should be left un-turned when it comes to planning out your next building.  Houses are one of the largest investments people will make in their lives, it is important as a home builder or designer to reduce as much stress on the home-owner as possible and answer as many questions as they may have to help them feel at ease. When a home owner has elected to build a new home, particularly a custom home, they are faced with a great number of concerns:

A growing issue, especially here in Vancouver, is the difficulty many people are having communicating ideas with foreign real estate investors.  As the number of investors from overseas continues to rise we are faced with new challenges. Often times, even for native English speakers, trying to understand some of the specific construction features is extremely difficult.  Showing plans, sample materials, colour chips, and sketches is helpful however it still leaves a lot to be misinterpreted.  Aside from frustration and time this can also result in costly mistakes.

Virtual Reality Rendering Services for Real Estate have gone mainstream and if you aren’t using it you may be needing to play catch up.  We believe that the future of new construction real estate is soon going to depend on the use of Virtual Reality.

With Oculus Rift being released along with other more mainstream platforms such as YouTube releasing an interactive 3d experience we believe that VR is going to quickly become a mainstay.  The level of which an audience can be immersed with virtual reality is unparalleled.  It gives prospective buyers a great opportunity to move through the environment and really get a sense of the space which they could potentially inhabit.  As of right now the technology is still new but as prices drop and technology improves look for the virtual reality revolution to be every where, including Real Estate.

With recent advances in technology, computational times have decreased, and had large effects on the rendering market. Rendering has become available to a broader consumer base. As well as costumers have seen major improvements, including a more affordable product.

The contemporary art world has been significantly reshaped by 3D modelling, digital art that defies traditional boundaries. This medium allows artists to transcend the limitations of physical materials, creating works that are not only visually stunning but also embody a fresh wave of artistic expression.

Since the release of SketchUp by its creators @Last Software in 2000, this 3D modelling program quickly become widely used by industry in various professions. A quick Google search of SketchUp produces various video tutorials on YouTube and many websites, blogs, and articles dedicated to discussions and Q&As. SketchUp attracts many first-time users because of its straightforward interface. The software imitates the traditional drawing process, where the mouse acts as a pencil to draw on the monitor acting as paper. There is even an option to use a stylus and pad that work directly like pen and paper.

Project: This project was used to visualize a number of staduums in 3D. These images can be used for planning, promotion, ticket sales, or planning events.

A big problem while doing renovations is trying to visualize every aspect of a project before being able to see how it all fits together.  Thanks to our technology we are able to help take some of that guess work out before any costly oversights are made.

See the view from your future patio before it exists

Today’s technology now allows us to show exactly what a view from a 30 story penthouse suite will look like years before ground has even been broken.  Unbiased, physically correct rendering technology coupled with access to drones which have the ability to calculate exact heights and direction allow for limitless opportunities in showing off what can be the ultimate selling feature for a development.

This was part of a project to build up 3D modeled decor and props for future use. These turned out particularly well, so we thought they deserved a blog post.

RealSpace has recently been approached by several construction firms to provide before and after photos for upcoming projects. The use of these images has been to show community stakeholders what the project is going to look like after completion.  We are starting to see a trend of 3D rendered images being a requirement for government projects. They are even included in the governments RFP process.
